Steve, from Travelers (our homeowners insurance agency) came by today to view the damage and assess the repairs. Here’s what is going to have to be done.
*All the hardwoods… dining room, foyer and bathroom will have to be ripped up because you cannot match the color after 4 years.
*The wall between the garage and dining room will have to be ripped out. All the molding and stuff goes with it.
*Insulation will be replaced
*Floorboards may have to be replaced
*The *entire* dining room will be repainted
*The piano has to be moved
*The ceiling has to be completely stripped and redone… because it’s a popcorn ceiling
*Mold will have to be killed and everything dried before it is put back together.
A *rough* estimate of the cost is between $10,000-$12,000 dollars.
And, we may have to stay in a hotel for part of the time because they’ll have to move the water heater, which means turning off the water for a while and while things dry we probably won’t be able to be in here.
If they have to do other stuff to prevent mold, that’ll cost extra (not to us).
Now, because there is a 6 year statute of limitations, Travelers will be suing Westminster Homes for the cost of the repairs. This is very obviously their fault. He took the piece of pipe with him, too and took lots of pictures.
If Traveler’s can get remuneration (sp?) then we’ll get our $500 deductible back! That would be cool.
Now it’s up to us to find contractors and get bids, etc. while he puts his formal thing together. Once matched up, we’ll be set for construction on our 4 year old house (4 years this Valentine’s Day).
